On Via della Fonte di Fauno, near the Circus Maximus in Rome’s Aventine district, a ground-floor apartment has become the centerpiece of a project extending beyond conventional redevelopment. A single residential property was converted into three one-bedroom units with an A energy rating, offering more than 150 square meters of total commercial floor space, two terraces and premium finishes, including parquet flooring and high-quality stoneware.
Named Fauno, the project was completed in about ten months and represents a significant milestone in the growth of Cerquozzi Organization.
The Rome-based company was founded in 2023 by Jacopo Cerquozzi, who has become known in the industry as “Il Frazionatore,” or “The Property Subdivider,” after developing a business model centered on renovating and dividing properties. The company purchases buildings, redevelops them, converts them into smaller and more efficient units, and returns them to the market through a process designed to be repeatable and scalable.
This methodical approach targets a sector in which the main constraint is often not access to capital, but the ability to organize every stage of a transaction efficiently.
Fauno was not conceived as a one-off initiative. According to figures released by the company, Cerquozzi Organization has managed more than 27 property transactions, handling over €9.2 million and redeveloping more than 3,000 square meters. The Fauno transaction involved just over ten investors.
Cerquozzi Organization currently has a network of more than 100 investors, including active clients and qualified investors, around 40 of whom have already participated in one or more transactions.
