In the short term, commercial execution remains the decisive lever: market-entry timing, channels, and market selection could determine the difference between expansion and margin compression. Conventional geothermal plants depend on the presence of the right underground conditions.

Water flows through hot, fractured rocks to absorb their heat, then passes through a power plant to generate electricity. If the water is not hot enough or its flow rate is insufficient, the plant cannot operate efficiently. Lightning Dock began operating in 2013, and the site historically had two production wells used to supply the plant.

It is normal for a well’s temperature to decline over time, generally at a rate of between 1 and 2°F per year. In the period before Zanskar acquired the site, temperatures at Lightning Dock fell by 50°F over five years, at a rate of 10°F per year. When the company acquired the plant, the water entering the facility had a temperature of just 250°F, while the facility was designed to operate at temperatures of at least 310°F.

When Zanskar mapped the underground conditions at Lightning Dock using advanced modeling techniques, it discovered that the wells reached only the uppermost part of the reservoir. Those production wells were fairly shallow, just 2,500 feet deep, and were not in the best location, says Joel Edwards, co-founder and CEO of Zanskar.
